Hey Daniel. I just saw this post but I'm originally from WV and was at the conference. My family has some rentals in WV but I invest in Wyoming now. That was my first conference. How did you like it?

I have some potential private money investors and am looking for advice on how to structure the agreement? What I would like to do is to have money up front to use to purchase and rehab and then refinance and pay my investors off (plus interest). I will be pitching in a portion of my own money as well. I have been looking at my options for hard money at 7% and conventional at 3.5%, would 5 or 6% be a good offer to them?

@Keith A. I would turn it into a 4th bedroom or back into a garage depending on if your market does better with garages. Mine does..

As you are aware per our phone conversations and email correspondence, we have purchased the duplex at XXXXXXXXX as of April 16th, 2021.

Mr. McIntyre has provided me with a copy your current lease agreement (enclosed) and has transferred your security deposit over to me at closing.

I will continue to honor the existing lease agreement, and I look forward to having you continue to rent the basement unit.

Moving forward beginning with May 2021, any rent payments will be made through Cozy.com and you should have already received an email to set up your account.

I'm talking to some hard money lenders and I know this question does not have a simple single answer but what are their typical requirements for a single family deal? What are they looking at for a difference between cost to ARV? Haven't done a deal with a hard money lender yet and am still getting my head around the fact that they don't care about all the things conventional lenders do.
