Hello, My husband and I are investors and we live in Grover Beach. We have been in AG and Grover for many many years but our current investments are in Taft. Also, my husband is a real estate agent in this area currently. 

BTW, I currently have a passive income property for sale (in Taft.)

Hi! As far as the duplex vs. The houses, I cant say since they are adjacent, built at the same time, and purchased at the same time.

As far as networking groups, yes there is one in Pismo Beach and one in Santa Maria every month.

Hi, I'm an investor in Grover Beach. I own 2 small houses and a duplex in Taft. I also invested in a project building condos in Atascadero. I'm looking to do more investing, but of course it's hard in this area. I've been considering possibly getting a turn-key in another state. I'm also looking for pre-foreclosure deals. My husband recently became a real estate agent in Pismo at Bond RE Group. 

I bought it cash. It has been rented out the whole time. We need the money for debts and other investments. 

We own our house that we occupy. 

My husband has been a property manager in the past and we currently have a property manager for these units. They have been making money for years before we purchased them. 

Please help. We have owned property for over a year. It is on 2 lots. 1 lot has 2 small houses, the other has a duplex. So, 4 units total. We have been making a good income for what we paid. It's about $2000/month after management fee taken out. We paid $140k. We are trying to get a loan on the property and it has appraised for about $+180k recently. 

Basically, I need to know if there is a difference in qualifying for a business loan for the property and qualifying for a "refinance" type loan. We are in California.

Hello, 

I have run across a rehabber in my area (Central Coast of California) who was able to purchase an REO from the bank without it ever hitting the MLS. He said he "used to go to the auctions" but wouldn't tell me any more. I was looking at the property for months and it said owned by US Bank. I called them and the company that lists their properties and they didn't have the address on file at all. Then, all of a sudden I found out that it was bought by someone else (a rehabber) and was being renovated and would be listed soon. The property was sold to the investor/rehabber since I have been tracking it several months ago. There was never a listing for it as an REO.

So, my question is... Is that legal? I thought that the banks had policies of not selling the house directly after the auction, they say they always list with an agent. The guy is apparently an agent himself. Currently the LLC on title is an LLC owned by this agent.

Any insight?
