Thanks for the input Bill. I'm covered by having both on the lease and both signing personal guaranty. They are first-time business people so they're overthinking the whole LLC thing, but I deal with this all the time. (First-time businesses.)

A prospective tenant is a photography studio with two photographers. Each has formed an LLC, and they would like the lease to name both LLCs as "Tenant." I will be getting a personal guarantee naming both persons. Is there a problem with putting 2 LLCs as Tenant in this case?

I'm probably a minority here, judging from the posts - but I'm a believer in less greed, less leverage and more cash. All-cash can serve you well, as you'll be able to ride out any problems better than if you're leveraged up the wazoo. Your strategy is great - your job income is your biggest wealth-builder in the beginning. Next step is learning to identify good rentals, but that's for another post. Good luck!

Thicker drywall itself might not do the job. The sound could be carried in HVAC registers, cracks around electric boxes, under and around doors and even through the ceiling. Make sure all penetration points are sealed, check the registers, weatherstrip doors - then see if that helps. I would then see if I could put a spray-insulation with soundproofing qualities in the walls between the studs (ask an experienced handyman or contractor). If the floors are hard floors - carpet also helps with sound-dampening. Good luck!
