In real estate you have strategy.  1. Wish list 2. Market 3. Below market. For wish list you need to have a Consumer that must have no matter the price.  Why would they have to have your unit?  Market is what people typically pay.  Below market is very attractive and will usually render longer terms and less vacancy.

Not sure if LLCs can have a Homestead Exemption so once you move out property tax might be reassessed.
