The lot is 1/3 of an acre. I don't have the measurements with me as I am in Florida. Sizewise, yes, a duplex could be built on it. A quad?? Not sure. I will send you the address.

J Scott, I am definitely going to take your advice and map it all out. Bill, I purchased this under my business. He would never take it because he knows less than me about real estate.

And I will get some contractors in there.

OK, at what point do I cut my losses? Sell it for nothing now? Demo the house and try to sell the land? I'm stuck

A 1200 square foot house on this property could sell for $110,000 to be conservative. The houses on either side are pristine. It is located in a township of Erie, Millcreek, which has great schools. The property has value.

A year ago I purchased a property at an auction. I basically paid for the location because the "house" is uninhabitable and needs to be torn down. The location is right by a med school and renting in that area is strong. After I realized that the house was not salvagable, I planned on tearing it down and building even a manufactured home to rent. Since then, I have been going through a divorce and haven't done a thing to this property except to get rid of two sheds that were falling apart and cuttng down 3 dead trees. My finances are tied up til we sort this divorce out. My insurance company dropped the insurance as of 12/31/13 because it was based on improvements to the property. I paid $29,500 for the house. Taxes are $1000. If I demolish the house it will be $11,000. I'm afraid to put more money into this place but no one will purchase it with the crap building on it.

Any advice would be greatly appreciated.

There is no redemption period but right now I only have equitable ownership. I will get the quit claim deed in about 3 months.

Right now it's looking like it will be a prehab. This may change tomorrow but I'm not going to do anything until after the holidays. I think I will gut it and clean it out and sell it. And no more judicial tax sales!

Thank you, Steve, for stating my obvious painful truth! kidding But what would you do in this situation? I just went through today with a contractor and he didn't bat an eye at the problems. He said he's done similar houses. I'm so confused.

I already did call the fire dept and the house next door is too close. I think I will get a contractor in there for his opinion. The ARV is $85,000-$90,000 although Trulia is saying $101,000. I bought it for $29,500 and there were 2 others with me bidding. I planned on putting in $25,000 and selling it for around $75,000.
