Ok, I have put an offer in on a property in South Georgia.  It has One Single Family Home, One 4-Plex, One Duplex and One stand alone Studio.  This will give me 8 rentals, All on 1 Lot, All on the same Tax Parcel Number.  Do I have to get a Blanket Mortgage??  if so, where do you suggest I start??  I have excellent credit and 20% down.  Property has a great rent roll also.

Is it legal for the Landlord / Owner to do the Pest Control themselves on their rental properties, rather than paying a professional??

I have found an Investment property I am really interested in.  It has a single family home, a 4 plex, a 3 plex and a separate studio apt, all on the same lot.  It is all currently rented and appears to be in really good condition with many upgrades and improvements.   IT is however an older property, built between 1941-1960.   Do I make an offer and then add the language regarding passing inspection (as I will be getting financing for this property) and if so, is there a specific language I should use???  I will be talking with my agent as well, but I wanted to ask the experts on here as well.  Thanks..

Thanks for the quick reply.  Yes, I agree.  I am in between Albany and Warner Robbins, as the 2 largest cities, both about 40-50 miles away, which I think is a reasonable distance for my area.  I have seen one really nice four plex for sale for months now and that concerns me as to why it is still for sale.  I have not researched that particular neighborhood yet.  I think I just need to get out there and do some research!!!

Hi Lee.  I live about 60 miles South-Southwest of your area.  We are So ready to start the process of buying and renting out properties.  Preferably a triplex to fourplex or a little larger.  How did you determine in what area to buy your Triplex???    We just recently moved here from Central Florida, so we are just not familiar with this area at all.  Can you give another Newbee some advise as to how to go about finding the right area???   We live in a very small, farming area now (Leslie, Ga), so I know we need to look more into the cities for good rental properties.  Any advise would be helpful.  Thanks!!

Thanks for sharing.  We are ready to Jump.  It is scary, but the thought of doing the same thing we are doing now for the next 20 years is even scarier.

My Husband and I will be moving to SW Georgia soon and we want to start flipping homes.  We will have cash to pay for lower priced homes.   I am looking for help in finding the homes that fit our needs, especially since we will be new to the area.  Any suggestions would be appreciated.
