I am currently in So. California and looking to invest in other states due to the high prices here, I will be moving. I am currently focused on absentees and probates with goal to flip 1 house per month and make $7-10 000 month. Looking for houses that are in good shape, affordable in $175- 250 000 range and will be financed through lenders. My ideal states are Florida, Arizona, Texas and in warm states, don't like the cold.

Short to long term strategy is to own, live in, manage a duplex, triplex with income in good area. Then buy a small apartment building and convert to condos and have passive income. And buy apartment building to create affordable rentals and/or care facility for elderly. Need expert advice for ideal markets!
