@Basit Siddiqi thank you for the simple comparison. I have decided to keep it and turn it into an Airbnb. It was on the market only 48 hours before my first booking! At 95% occupancy for what was available in January and at 72% right now for February. I’m looking now to figure out the best course of action as I try to accumulate more properties. Looking at putting the title into a land trust. Do you have any advice or thoughts about something like this?

Good evening, I'm sure everyone is getting excited for their turkey dinners tomorrow! I learned about bigger pockets almost a month ago and have been listening to podcasts and even went to Brandon's newbie webinar. It's all made me very excited to go down this path of real estate investing. Testing out the forums to see if they are as active as everyone says! 

A little bit about me - I am in the process of becoming a licensed architect, 1 exam down and 5 to go! I also got engaged and turned 27 last week, which has been nothing short of wonderful. However, it's time to get back to reality and work towards that future. My fiancé and I love designing and renovating our place. I bought a townhouse 3 years ago and we've just been doing all the things to spice it up. Neighbors, friends and family have also asked us for our help and expertise. Soooo the thought process is now, how do we make something we enjoy into a career? Hoping bigger pockets and the BP community can help us answer some of those questions we have and don't know we have along the way.

Hi Brian! I see you're also from NC. I just posted my first question a moment ago on the forum about when you know if it's better to sell or rent. Since you probably know the markets here better than most, I'd really appreciate some advice! I own a townhouse in Raleigh - about 70-80k in equity. It's my only property, but I rent an apartment in Wilmington now as well. I want to sell, pay of some debt and potentially buy a rental property when the time is right, but my fiance says I should hold onto the Raleigh property because of the market up there is only growing. Thanks :)

Hi everyone, my name is Gillian - just turned 27 and I work in the architectural field, but looking to also move into real estate investing. I'm pretty much as green as they come, so I'm looking for some advice. I have relocated to Wilmington, NC and am renting an apartment here, but I currently own a townhouse in Raleigh, NC and have about 80k in equity. I did the rental calculator on bigger pockets and gave me the numbers below. Disclaimer - unsure of how accurate. So now that you have the back story... what's the best move? I want to sell it and use the money to help pay off debt and buy a property with more units that we can use as a rental, but my fiance thinks that long term it's a bad idea since the Raleigh market is only going to continue to grow. Any help is so so greatly appreciated! <3
