Hi all,

I would like to better understand mortgage and lending options for buying a property as a real estate investor.

Let's take an example, where I have a property that costs 100K (ARV 130K) and I'd like to take a mortgage or hard money for LTV 65% (as a foreign international investor), potential rent 1300 a month.

1. Can I take a mortgage and then do a cashout refinance? how is this impacting the cash flow ?  let's say I want to cash out after 1 year? 

2. Can I even take a mortgage and then do a cashout? how much can I cash out after 1 year ?

3. How much should I expect the mortgage and refi closing cost will be ? any rule of thumb here before i go into calculators ?

I know that some of the data depended on the lender but i would like a rough estimation (if we saw 3% origination fee, and 7-8% interest rate)


If someone have good calculator and happy to share, i'll be more then happy to check it out :)
