Hi Sean, 

Thanks for the reply.  I am looking for fliping properties.   

Because, You didn't count the rehab and all the other costs.

 Besides, are there any lenders for investors with no local experience and no credit score ?

Thank you guys for the comments and information. 

It doesn't really matter to me to buy in C areas, as long as there are enough buyers for properties at market price, and as long as I make a profit from the flip. 

Nor does it matter to me if there will be a rehab as long as there is a suitable range for unplanned expenses.

Do you have more ideas for specific areas that suit my budget?  Maybe street names...

Hi Everyone,

My name is Gili, and I am new to real estate investing in the US. I Did my research and decided

to invest in Memphis , TN.

My plan is to start out by purchasing SFHs, in a C class (and above) areas with a budget of

up to $70,000 (All in).

Can anyone provide some tips for me?

Any special or unusual RE rules that I should be aware of?

What are the best neighborhoods to invest in for fix & flip?

What are the worst (high crime areas)that I should stay away from ?
