I am trying to find enough deeper pockets to purchase an eight unit apartment

When an individual enters real estate investing and chooses flipping houses that individual needs to find buyers, find houses and find motivated sellers. The risk is that individual could become a land lord. 

Should that person buy a 4 unit apartment for investment and grow from there, the tenants will make his note, pays maintenance and gives the owner some profit.
