Hi Thomas. Welcome to home investing!

I think this area of investment is a great long-term strategy. While prices for homes is relatively high at the moment there can still be some good avenues to consider.

1. I would do some searching online for companies that market as, “we buy houses”, or, “sell my house fast Utah”. Try not to click on the ads as they cost money for those companies but rather look at the organic results. These guys can have contact pages where you can submit information and request to be on their email list. It may be a good idea to add some of your criteria for buying.

This is a great way to see some discounted properties they offer. Typically they are only looking for cash buyers but sometimes they will except buyers who have acquired a loan.

2. If you don’t have enough down perhaps looking for a partner could be a good approach.

Talking with the above mentioned wholesalers, I’m asking questions like:

Do you offer hard money loans and what are your terms?

Do you have a recommendation of hard money lender‘s?

What criteria do you look for when someone has ability to buy through a traditional loan?

3. Go to a couple local meet ups with t wholesalers when offered, or through local Reia’s, utahreia.org for example. Don’t be afraid to talk to people. Get your name out there. Even if you’re just a newbie.

I think the Salt Lake market is a great area to invest in. On the topic of areas you should avoid, I would just say that’s personal preference. Some areas of Kearns, Magna, and West Valley may seem a little rundown for example but plenty of people still rent there. Some people’s comfort zone is in having a rental that is renovated and in an area that may have high demand and consistently better looking neighborhoods.

I have rentals in Taylorsville and Murray and enjoy those areas. I generally do like to have properties that are updated and rent for top dollar.

Hi guys,

My main question is what are wholesalers and people looking for off market deals doing in today’s world to generate quality leads?

For the last six months I’ve been working on SEO and ranking in the top three for anywhere from 10 to 20 key phrases. It’s been 2 months of good rankings but basically no calls or forms filled out on my site.

I notice in my market of Salt Lake City there’s at least 4 paid ads before any organic search results come up. Then sometimes map SEPR’s pull up, so even with good top three placement in organic sometimes your 2/3 down the page.

I’ve decided to continue with SCO but have also started a non-owner occupied list and bird-dog list to mail to.

Insured what are people doing today to generate great leads consistently?

I’m looking for distressed homes in slc. I’d like to know if anyone in the wholesale or flipping business has used any pay-per-click services to drive traffic to their site? Any pitfalls I should avoid? Id love to hear from anyone that has used for longer than 3-6 months.
