I just ordered and read Clint Coon's book: Next Level Real Estate Protection.  It was full of so much information and great insights. He uses some real life examples that makes it an easy and interesting read.  I'm interested in doing their free consult to consider working with them on the Asset Protection side.  With the reviews online I found so far, it looks like their tax and bookkeeping have some negative experiences, so probably won't be using them for that. I'm hopeful about their asset protection strategies and services.

@Sarah Kensinger - if it's okay with you, I may just reach out to you to see what your experience has been.

Hi, I know this is an old thread . . . but am curious if anyone has any other feedback regarding Royal Legal Solutions (RLS).  I've listened to a few of Scott Smith's podcast and like what I have to hear.  As of this week, I had an initial phone call with a Paralegal named Lorraine from RLS, who seemed knowledgeable and was able to answer 2 of my 3 semi-complicated questions.  We're looking for Asset Protection and Estate Planning.  She advised me that the next step is to schedule a $97 Consultation with an Attorney.  This consultation is refundable if I get no value from it.  I believe that after the consultation, they would give us a quote based on what we're looking for.  It's been a few days and haven't heard anything back yet.  She did ask on our call if $25,000 would be a price tag to consider for asset protection.  I said that was really high and that it's more about the value of the services we'd be getting.                                                                                     

If you moved forward with RLS, curious to know what your experience has been - the good, the bad and the ugly and/or if clients of yours have had any feedback about them as noted by @Michael Plaks.

Hi, recently did a search for Marion SC and found this thread.  Am considering investing in Marion and just curious @Jonathan C. if you ended up investing there and what your experience has been.  

Also would love to hear from locals in the area that know Marion in terms of how the area is, especially in terms of crime.  Demographics show there's been a population decline of -12.6% since 2010 - so that's concerning: https://usafacts.org/data/topics/people-society/population-a...

Great topic! @Casey Ratlief, did you end up investing in Columbia, SC?  That's where I'm at right now.  If so, why or why not?

Do any others who posted on this thread have any thoughts about Columbia?

I noticed there are more renters than homeowners.

It checks off my population growth checkbox.  However, Charleston seems to have more charm.

I like the affordability as well.

Would love to hear your insights!

I know this thread is pretty old, but I'm considering investing in the Columbia SC and am curious what your take is on the market these days.  Hope you're settled in these days @Carlisle Edens!  I too had an employee benefits background in insurance.

@Jason Collins, how are you liking Columbia these days?  I went on a business trip pre-COVID, but wasn't looking through an investing lens.  Am considering investing down there and potentially may visit first.

Hi, am considering investing in a commercial property in Columbia, specifically a retail neighborhood shopping center.  Just curious what your thoughts are on this market these days?  It has a higher percentage of renters than homeowners.  Perhaps that could be due to the military presence and college students?

Do you have any recommendations for the following:

*Commercial Lenders/Brokers

*Commercial PMs

Any other parties you think would be worth talking with?
