Team,

There is a property I have had my eyes on that is listed on the MLS in my area in Georgia that has been seating for 6 months now. I reached out to the agent and she mentioned that there is a problem on the title. They are not able to clear the title because 1/2 of the interest on the house is going to estranged heirs that they cannot locate. Does anyone know options to help in this case. I would like to put an offer in, but most importantly see if I can solve this problem for them. I am guessing it may be more of an attorney question but I don't have any other details. It seems like the title issue is the main problem potential buyers are running into. Thanks for your advice/guidance!

@V.G Jason, true on everything you said. Augusta market is really not that great yet; it is very slowly growing. The market not being great is really why I am hesitating although, the deals seem really good. Thanks for your prospective.

Hello,

I am just going through the purchase of my first investment property right now. But my issue coming here is the following. I see quite a number of houses around $50k-$80k seating in the MLS for weeks and months. The neighborhoods seem to be decent (B- areas). I go see the houses and most need just TLC (about $20k at the most) and would have around $500k cash flow or $40k-$50k profits on flips. I just can't put my hands on why investors are not getting these houses. So, in your opinion, what could be the reasons why investors are not purchasing those houses? FYI, I am in the Augusta, GA market. I want to jump on them, but just worried about what I don't know. Thanks.

I am currently just learning about real estate investing by listening to podcasts and reading books. I would like to take action and start investing by purchasing rental properties. I have no savings at this point, but thinking about borrowing from my TSP (almost like the 401k but for military and federal government employees) for a down payment. The rate is around 3%, but I haven't found a property yet.

I had some advice for me to build my savings up first to be able to cover any expense that may come up, but I really want to start doing something.

In the end the question is, should I borrow from my TSP for a down payment or continue to learn and save up before starting purchasing? Thanks everyone.

@Dan Guenther, thanks for the guidance. With this introduction, I started connecting with investors in my area. Work and family life is using most of my time, but I think it's time to force myself and make some time for this goal of mine. Thanks again for the advice!
