Hello BP I have a question a family member is willing to pass on a duplex in Los Angeles worth $450,000 he has $200,000 in equity which he wants to extract and I just keep making the monthly payments of $1300 and pay off the rest. Now how can we go about doing this he is retired and still has a mortgage and I have absolutely no credit will this effect him extracting his equity. And should I do a sub2 or owner finance ? What exactly would you guys do??? Thanks

 Double closing as in end buyer will not know my wholesale fee. Buyer will know I am selling a contract with rights to purchase the property and seller knows I can assign it to another investor or partner if I choose. Will they do this at optima escrow?

I saw a home that is under water $100k but would love to fix and move on but it is a listed short sale and I don't have the $750k to fork out can I do lease options?? Or what options do I have if any? They are looking for an all cash offer but it's been on the marker for 100+ days And the home I currently live in is being put up on the market in a few weeks

I just got a lead of a duplex property is worth $912,472 loan balance is $623,039, equity is $289,433 but it is filed for chapter 11 bankruptcy 2 years ago and has back taxes of $51,247. question is what can i do with this? can i wholesale it? or walk away? any Advice welcome

 was just pointing out the loan balance. and yes the loan balance does have an effect. what if loan balance is -35k then i have very few options on what i can do with it.
