@Shannon Kosko, tenant protection is something that kicks in after the lease term ends and you haven't officially ended the lease (in writing). That means that from that point on the tenant has a lot more rights and you can't 'get rid' of the tenant unless you go through court. So the 2 year lease transforms into: indefinite. After a 2 year lease you can not sign another long term lease with the same person. In my country there is a maximum of a 2 year lease period. You can sign a lease for 1 year, but you can only extend that one for another year. 

As far as rent: you are allowed to raise the rent once a year. But only with the same percentace as the inflation rise is during the month you raise the rent. 

How are these matters in the US?

@Shannon Kosko, I'm looking to buy a rental portfolio. Ideally long term leases. The apartment I rent out in the Netherlands has a 2 year lease, which is the maximum here before tenant protection kicks in. Is there something similar in the US?

I'm looking for turnkey properties or properties that need a little TLC (and for someone who can provide the TLC). Is there a website or other source of information where I could start to get some basic knowledge on the US housing market rules and tax laws?

Hi,

I'm a 32 year old from Utrecht in the Netherlands. I found the podcast a year ago, right about the same time I started renting out my former appartment (also in Utrecht). The housing market in my country is tightly regulated and faces more government interference. The podcast covers mostly only the US market, which sounds interesting. 

I hear a lot of talk about out of state investing, which is kind of what I'm trying to do; only a sea in between. There are however a few obstacles, which I am sure more people here have faced.

I am looking for someone who is also starting out, to bounce ideas of. If you have a problem I might be able to help with; let me know.
