@Brandon Proctor  Have you considered handwriting fonts? I use FG Augustine for my newsletter envelope (people are shocked that I handwrite my envelopes, and then they're shocked that it's a font).

Other very realistic and free fonts are Daniel, Desyrel, Good Foot, Jenna Sue, VAG-Handwritten, vincHand. You can find those at fontsquirrel.

If you're sending yellow letters, it may take a few tries to get  the font-size and line-spacing right, but once you do, it's awesome. 

Hope this can help you get more letters out at a time :)

My son just turned 8, I think I'm gonna take a crack at playing the game with him. I thought he was too young, but it might stick. Will probably need a few ways to speed up the game for him.

Congratulations Daniel! That's a great interior by the way. What type of camera did you use, and is that a fish eye lens or something else? I'm trying to find a reasonably priced wide lens for the iPhone.

Congratulations Huy! It's great how you were able to take a less then expected outcome and turn it into a great one. You took a flip and turned it into a rental minus the headaches of being a landlord.

Hi Jeiby,

I heard a guest in the podcast share some great advise on how to find a mentor. I think it was the interview Arthur Garcia.  Also, I haven't listened to this one, but podcast 17 is all about finding mentors.

The very short summary answer is to figure out how you can help the investor. Do they have a huge problem or pressing need that you can help alleviate? This has opened many doors for me.

Hi William,

I've attended one meeting at this club and there were definitely some seasoned pros in the audience: EPIC- Real Estate Investors Association. Your first meeting is free, and then there's a monthly fee.

I haven't attended this local club yet, but you'll find a good mix of people, from existing investors to newbies: El Paso Real Estate Investors Association

When it comes to finding a mentor, the easiest way to find one is to offer to help him in any way you can in exchange for having him show you the ropes. You might have to do some grunt work and get your hands dirty, but it pays off. That's how I got into land development and learned the business inside out.

Hi Dani,

One of your first questions might be "How many of your clients own real estate investments?" Most accountants can help you on the accounting side, but an accountant that has some experience real estate investors is worth her weight in gold. She can be a great source of advice and can connect you with other people to help you grow your business and avoid mistakes.

Hi @Brandon Turner , I tried leaving a review, but I didn't see it show up after sorting by most recent.  If for some reason it doesn't show up at all, I can try again later on.  I've been listening to a lot of the first episodes.  All of your guests are amazing and you and @Joshua Dorkin  keep getting better and better. Can't wait to hear Josh's origin story!

Hi Matt :) 

The first few deals will be flips, one at a time. The investor is contributing 100% of the cash.  They won't have any responsibility in getting the house market ready or involved in the selling (other than signing off on any offers.) 

A couple of them will use 100% cash, while one of them will likely use 50% cash, and 50% HML.
