Per usual the question on the PM license was brought up....everything you listed is legally ok to do without a license, except listing the property on Airbnb/VRBO. Have your friend create the account and add their bank info so the rent money goes to them. Then on Airbnb you can be the primary person, and the owner is the admin. With VRBO you would have to share log in info. Once the account and a basic listing is created you can go in and add a description, etc. if your friend would rather not. Also, you would bill your friend each month for the charges they own you.

I would also suggest making up a contract between you and your friend, so everyone knows who is doing what and there is no opportunity to have a royal agreement about something and ruin a friendship. Lastly you can get business insurance if you would like, although that might be over kill for just one property for your friend. But if you have errors and omissions coverage and something "funny" happens so the owner is out a couple thousand dollars, you would be covered and able to pay your friend for the mistake that happened.

Hey Bigger Pockets Fam,

I have a friend who is interested in renting out his lodge on Airbnb but he is not interested in property management. Any suggestions on how much to charge as a co-host if I put in that work for him?

I am very new at this and could really use your insight!
