Hello everyone, 

I'm curious to know how Did you guys find mentors? Did you guys find it beneficial for both parties? I have been looking for someone and would like to receive some advice that can expand my knowledge on the subject.

@Carolyn Yates Great advice! I included M&R and the vacancy on the property. In fact, I could bet that the property has less than the avg 7% vacancy rate however  M&R is for sure higher because of the type of tenants. College students don't take care of things.

I think it's a good strategy. Finding landlords that are not doing that and then acquiring their properties to implement that strategy. Combining the best of both Mobile home investing systems and picking up the best parts. Sounds good I get to reduce my expenses, make a return on the mobile homes and then just keep the land and charge rent for it for a while then sell.

I would prefer to get a deposit, but I am not concerned too much about it. To me the value of this deal is being able to offer people who can't get a normal loan the opportunity to own. Consequently, it should keep them motivated top take care of the property since they will be taking care of the repairs during the contract period. Alternatively, they can decide not to rent to own. If they do ill come up with a reasonable higher number as an incentive. Finally, if they decide to leave the deal at least I got to reduce a lot of my expenses. I should end up with a better maintained property but if not ill make sure to keep a nice reserve for repairs. 

Like you said @Dave Rav Rince and repeat. Tallahassee Florida is not a big city and there is a lot of people with low income. I should not have too much trouble getting people to rent. Specially because the RV Park is 15 min from the city. The Area is decent, and neighborhoods take care of their yards. We will see how it goes and what kind of tenants I get. To this sounds like a solid plan. Thank you all for the advice.

Hello everyone,
I found a great investment opportunity. High demand/prime location/ well maintained. 5 minutes walk from FSU.

Its a 2 buildings with 2 units each with 4 rooms/ Bathroom and one kitchen unit.Its a two building complex with designated parking and wooden fencing. Rented by room to students. 16 rooms renting at 650$ and could do 700$ a room with the current market. The property is worth 1.3 M so even with the high rent its not a good deal. 

I think i can make it work by putting 5% down with a FHA Loan and move into the property for a year . At the same time I can rent out the other 2 rooms while I stay there and then move out and make about 500$ in cashflow.

The problem is the price needs to come down from 1.3 M to 1.2M at least. The property has been in the market for sale in the past 4 months.

For the experience investors out there do you know good negotiation strategies? Maybe offer lower than my intended price and then moving up.

Do you think its a good deal?

Any other thoughts and advice is welcome.
