Does anyone know if installing siding over existing stucco in LA is allowed? I cannot find anything telling me either way.

Does anyone know any competitive small bank or private lenders in the greater Los Angeles area that do construction lending? I have spoke to a few private and small bank lenders and got some fairly competitive rates but would like to see what else is out there. I have a financial backer and an experienced GC as partners. This is kind of a random question but, does anyone know of where to find a database of property management companies in a given area? I am looking for a list of property management company names with addresses and any other contact information to start a marketing campaign. I know I can just google search it and do it the hard way of taking down each of the company's info but I thought I would throw it out to the BP forums to see if anyone had an easier solution for me!

Hello BP!

Does anyone know of a good and affordable bookkeeper/accountant in the LA area that understand the real estate development/flipping business? I am having trouble keeping my books straight on my own and would like to hire someone to take care of it for me. I would only need someone for a few hours a week max for now.

My wife and I have a home that is owned outright and wish to get a HELOC on it to do some flips. We both currently are self employed and do not show enough income on our tax returns to qualify. Does anyone know of any banks that will do a HELOC based on other assets like cash on hand and investment accounts? We both have great credit and the house is worth over $2million. The other criteria I would like is for the draw period to be interest only. Can anyone recommend a bank, credit union or private lender that would fit my criteria???

I am looking at a property in the South Bay CA near Los Angeles that is a commercially zoned, legal non-conforming residential 2 bed 1 bath house. There is a house to the West of the property and on the East is an empty lot. I think the house next door is zoned residential. I called the city and they said that there is pretty much no way to get it zoned residential. Does anyone have any experience on getting this zoning changed? Is there any loop hole I can work to get the city to change it to residential?

I am looking for a private money lender for an off market flip I have in Gardena CA. I am curious as to how I can find someone to help fund my deal but not break any SEC rules or anything like that. Can I post a deal I have on here and then get lenders or is that against some sort of rules? Hopefully someone can shed some light on this for me!!

Thanks @Manolo D. @Billy W. and @Jack Shea !! Basically the owner wants to do exactly what @Billy W. is stating. Its his moms property and he wants to get the most money for it. I spoke to him and I think that to develop it would net them a good amount more than just selling for land value. I would be managing, hiring, finding financing, getting permits and anything else to do with the building along with my business partner (not the seller). It would be putting up enough money to get a non recourse loan so my equity would be in the loan and the building.  What did you mean by "step up his land basis"? Does that mean if his land goes up in value over time he would be able to increase his equity?
