I'm about to start building a 45 unit on some land I already own.  The costs are 30+% higher than when I first looked into doing this less than 2 years back. 


 You guys have been so helpful. Extremely! I’m an optimist by nature so I’m super excited. I’ve reread all your post and I get even more excited every time. I own a piece of land already. I think I’ll start by building a duplex before I get into anything bigger. I’ll start small and maybe next year I can build more. THANKS SO MUCH! 😁

 😂 I agree. I know it’s going to be difficult. I expect for there to be plenty of road blocks. But my time in the Navy has taught me that there is always a path forward. Thanks everyone from r your advice and words of wisdom.

I’m active duty military. So I haven’t done many deals. The last one was a live it flip. I did considerably well. I’m sure that I want to do more at a larger scale. I’m going to be taking a real estate development course here soon.

The margins don’t make make sense anymore for me buying single families. Everyone is overpaying in my opinion. I want to buy the land and build 6-10 homes in a community. Anyone here looking to do the same thing?

@Odie Ayaga I figure the Reno would cost about 50-60K. I figured I could do the about small projects to offset the total cost but it’s just happening slowly. I’d rather just take out the money to have it completed by a professional at this point.

I’m doing a live in flip. I wanted to do the project without going taking a loan but it’s going too slow. Any suggestions? Should I get a hard money loan?

@Jay Hinrichs I will have been in there 2 years in a few months. I've also considered that as well. Due to the fact I used a VA Lon so I didn't have to put anything down.

@JD Gunter @Whitney Hutten I planned on doing most of the work myself but now I’m thinking that if I just partner with someone who knows how to do the work it would be easier.
