I had my real estate license before i became market director for a financial giant managing a sales force of 50 financial professionals.

I havent taken any courses on wholesaling. I didnt want to take the course again thats why i am looking into investing and starting at the bottom of the ladder. Thought wholesaling was it, but was not aware of the reputation of wholesalers. It makes sense what you’re saying. Just get the license and be perceived as a real estate professional.

Do i still need a LLC?

Happy New Year!!!

I have decided to go into real estate wholesaling and have everything I need in place within the next two weeks. I have read book, listened to ipods, seminar, and youtube channels. Im ready. Should i start with an LLC or just under my name?

Hello everyone, when do you raise capital? Before or after finding a deal? My thinking is if I raise money after the deal I might lose the deal because I’m taking too long, and if I raise money before finding the deal the investor might pull his/her money out because his/her money is not working for him/her yet.

Any help on this issue is highly appreciated.

I have a few questions about hard money lenders. I hope to get some answers. What percentage do hard money lenders usually lend? Do I have to put a down payment when dealing with a hard money lender?

Do hard money lenders lend for repairs?

Hello everyone,

I am on the education phase before jumping into the deal search. When using the BRRRR strategy using private money ( or any other short term money source ), my understanding is that good credit is still needed when refinancing the property to pay back your private lender. Is that a fair statement? Thank you for your feedback.

Does the BRRRR strategy only work if I have good credit? Banks will not refinance if I have bad credit. Any feedback? Your help is appreciated.
