I believe this would fetch $235,000 after a full rehab. I haven't received a formal bid yet but in the past I've had homes done this size for about $30,000 to $40,000 for a nice remodel. 

If you want to just bring it up to average condition (the $200,000 level) you could certainly do that and do less rehab than the $30,000 to $40,000, maybe $10,000.

I like to look at these as how can an investor make the most amount of money, and a full rehab usually does better than just a small rehab like paint and carpet.

I found 2 comps after rehab. I think $235,000 is conservative. These are within 1/2 mile and sold in the last 6 months.

1) Sold for $229,000, 1,104sf per tax records (slightly smaller) and 1 bath

2) Sold $222,500, 1,104sf per tax records (slightly smaller) and 2BD/1BA
