Plenty of opportunities like this in the Mid-West. You are likely to need some basic renovation to attract a renter. Don't overdo do it. Also get a reliable property manager who works in the same ZIP as your purchase. He will know the renters to avoid and how to find new renters.

I have three properties in Kansas City that I bought for less than $50k. I added nothing to one, $20k to the second and $30k to the third before they were habitable and desirable. My rents range from $850 to $1200.

I am looking to semi-retire and move to Overland Park for part of each year. I am looking for an older property with upgrade/reno potential within 30 minutes drive from 147th and Switzer. I will spend about 8 months a year in KS and want to do the upgrade work myself as I have a construction background. I am an investor with three properties in Raytown and a couple in Virginia. I will eventually be seeking more properties in Raytown/Independence areas but that's further down the road.

Sorry this is long. I am looking for a specialist contractor to repair a damp basement in one of our rentals in Raytown, Mo. Its a 50s construct and the partially finished basement is mortar/rock construction. It always had a faint musty smell but the extreme floods over the summer let water in. By chance, the property is vacant right now and we want to get it fixed before putting it back into the rental market. The landscape may also need to be altered to ensure water flows away from the property.

I don't live in Missouri so I would also want a project manager to ensure construction quality. Our current contractor has tried to fix/patch it a couple of times to no good effect.

Mar 2017. Just purchased a 1960, 1200 sq ft, three floor, three bed SFH in Raytown. It needs a bath and kitchen upgrade, some floor repair/replace, reconditioned HVAC, legalized balustrades, paint and a general clean up. I do not live locally and need a project manager and a cheap source of kitchen and bath cabinets, etc. Are you that person or can you refer? We have two other properties in the area but our current project manager is snowed under.

Yes, I agree but Trump's ascendancy will create a new motivation for reducing risk and exposure in certain communities.

Does anyone know of any companies who are buying homes and renting these homes back to the occupant. I'd love to be able speak to anyone with knowledge of such a method. I think this might be popular with folks struggling with their monthly mortgage payments.

Ask the utility if they have a "Revert to Owner" or "Landlord Revert" program so that you are able to deal with the billing when you have a tenant vacancy.
