@Allen S. Thank you for your reply. I simply want to own real estate, like buy and hold. And I do also like to do some wholesale in Washington. But mainly buy and hold. I don't understand when you asked, "If you owned the business that is inside of your property...." What do you mean by that?

Thank you for all your responses. It's been over a week to digest all of what was mentioned. I just want to thank everyone of you for your thoughts. And I want to ask you if it possible to be accountable to each of you. If it is possible let me know. Thank you.

Greeting everyone. I'm a real estate investor in Alaska. I'm looking to invest in Washington State. I have an Alaska business license. Do I need a business license for Washington State? In other words, when investigating out of state into another state does one need a business license for that state that is investing in? Say from Alaska to Washington state? Looking forward to your replies. Thank you.

Thank you Jon and Joe. This property is found on Zillow. I took there numbers like taxes etc. Yes I could be more conservative and look for unexpected expenses. As far as a turn key I don’t know about that. I’m assuming it is. I appreciate your feedback.

Hi everyone. I'm going to need some advice. Some months ago I signed up with a program that uses Facebook to attract motivated sellers. My wife did not want me to sign up for it, since it cost me $9,000. I tried to work with it, but had no luck so far. About a couple months later I signed up for another REI program. This time it cost me $18,000, and this time without my wife knowing about it. And like the first program I'm having no luck with that one either. Here's the problem, those personal loans are catching up faster than I can pay off the monthly payments. Next month I'm going to be in the red. And if my wife ever finds out, then I'm dead.

My personality is not like Brandon, who bounces off walls with enthusiasm. It is rather like Dion McNeeley, who is "lazy" in that I don't have time to devote to real estate investment. A quick fix is to rob a bank. But that's not going to work. Has anyone dealt with this kind of problem before? If so, what did you do about it? Your reply will be so greatly appreciated.

5 plex calculation report  

@Jaysen Medhurst and @Bjorn Ahlblad Yes red flags indeed. I did talked with my mortgage loan officer about the 5 plex being VA if I can take over the payments, since I'm VA qualified. She said 5 plexes are commercial and the bank only does residential 4 plex and smaller. VA loans are for 1) residential and 2) primary residence for the VA, which I have in my home that I am living now. So I would need a conventional loan with 25% down and a 30 year mortgage for a 4 plex. Plus I wanted to share with you the calculator report that I made but I don't know how to send it. I made the report before becoming a Pro member. Does that matter? Or do I need to make another report in able to send it? I'm sending you the link. Let me know if you see it.

5 plex calculation report

@Jamie Rose That's a great idea. I want to share my calculation report on the rental property, but don't know how. How do I do that? I was thinking of making Unit 5 as my office. (Unit 5 is a loft that is above the two upper units.)
