My buddy and I are starting a partnership together to use our VA loans to buy multi families for a buy and hold strategy. We've sort of come to the conclusion that we don't necessarily want to open an LLC right now due to the fact we can't use a VA loan under an LLC. What possible ways are there to be legally safe to show we both own a property. A written document that's signed between both of us stating we have a 50/50 share in the property? Would we both need our own umbrella/insurance policies? Should we make a whole new bank account just to collect money from the properties instead of splitting it between us? Any advice will be greatly appreciated!

I'm closing on my very first house on this upcoming Monday with a 30 year VA loan. I was wondering from people with experience with a VA loan what is the best time to refinance out of it so I can put the property under a LLC or do I even have to refinance it? Would refinancing at any point be a positive thing to do or would it make it worse? Thanks in advance.

I'm currently working with a real estate agent and have a pre-approved VA loan. I'm looking to buy a nice 3 bedroom SFH, I wanted to go the Multi-Family route but there just aren't any in my area of Abilene TX. I set my purchase price between 60k and 75k to keep my monthly payments low since i'll be living there. My plan is to rent out at least one room if not both. I'm just looking for any advice someone might be able to share that I haven't read yet in the endless hours of reading the forums, thanks.

Does it basically boil down to the numbers that makes a buyer happy? What if i'm happy with a 8% cape rate but others say no way. If everything is analyzed and comes out to make one person happy but someone else says its not good enough for them, is it still a good deal? I guess the question I really want to ask is, if after reviewing and doing your research and all the proper things a good investor should be doing are done and it makes them happy is that the point in which one has a "good" deal?

I have this idea floating around in my head thats telling me whenever I buy my first multifamily property I should also get a property manager. I want to truly have passive income and dealing with all the things a property manager could deal with isn't exactly what I want to be spending my time on. My plan is to finance a multifamily property with a VA loan and start as an owner occupant. Instead of having to re-budget later to add a property manager I could just start right off the bat. I know it might seem lazy of me but I don't want my investments taking up all my time when I could be doing more things like investigating my next big deal. I'm just looking for some opinions and discussion on what the pros or cons might be. Thanks!

First, I just want to start with a little background information so you can get an idea of what my intentions are. I'm currently active duty Air Force and recently returned from a deployment so I have a good starting fund for some investing. At first I was all for spending all my earnings on stocks but my focus is on cash flow & passive income and every kind of stock strategy I looked at just didn't seem worth it to me since inflation and other factors just make buying stock less appealing. Then I came across real estate investing and wow did I get excited, its exactly what i'm looking for. I have about 3 years left on my enlistment and I don't want to start investing in my current area because I don't plan on staying here when I get out and will be returning home to the Chicagoland area. I have a friend that's just as excited as me and when we both get back home we plan on starting a business partnership in real estate. Since I have roughly 3 years to learn all I can I would like to know what are some personal opinions on what I should be doing and what should my focus's be on. Currently I have been going through these amazing forums. I've been listening to many of the podcasts, I told myself i'd listen to at least one per day. I also bought Brandon Turners' book, pretty excited to start reading it. Me and my friend are currently coming up with the objectives and goals of our soon to be hopefully successful business. Any advice or opinions are greatly appreciated and I hope to meet many people and engage in awesome discussions in the near future! Thanks for taking your time to read my story!
