@Jaron Walling thank you for the post.  That’s the surprising part.  This house is actually is a nice neighborhood (class B).  I spoke with a property manager and they confirmed my 5% vacancy factor.  I am guessing that the owner just wants out.  That’s the only thing I can think of.

@Cory Lucas thank you for responding.  I have been trying to educate myself as well and that is why the low cashflow gave a red flag.  I will double check my numbers.

@Richie Thomas thank you for the feedback.  I did not walk through it with a contractor.  Another investor and I walked through it.  There appears to be only minor upgrades needed (paint, carpet). The house is currently being rented.  I will line up a contractor to look at the property as well.  I am concerned with the low cashflow starting out.  Is that really an issue though?

I sold the property through Zillow.  I posted it about two months prior to competing our flip.  I got a few hits right away.  

Thank you @Richie Thomas I will check out those sites.  I don’t really want to invest in class D area.  I am just checking my options.

@Rob B. thank you for your feedback. I did review the walk scores (low) and looked up the crime data for the area; however, most of this area has pockets of crime and within three blocks the crime is very low. This was one area I wasn't 100% sure on until talking with another investor. As I mentioned in my previous post to Richie Thomas. This is a very rough area of town and the numbers seem to reflect that. The ARV should be much higher for that property. I will continue my search and post any future opportunities.
