What taxes on a gift?  Should be none - she’s not near the total limit. Indiana

No it needs to be sold. She’s not living in it. It needs way too much work. The land is the sale. So gift the proceeds tax free or put my name on house and sell it? Then invest that into new properties better suited for renting out?

My elderly parent has a house and land to sell (~300k).  She’d like to gift to us somehow- is it better to sell and then gift the proceeds to invest in real estate or put the house in our name first - then we sell?  Goal is to get a couple local rentals and move her into one and rent out others.
