Today's market is extremely competitive. While I am eager to use the BRRRR method, i want to start by buying a vacation rental property using some of my savings and expect a good ROI and positive cash flow every month.

I am competing with buyers paying cash for the houses. No way I can do that. Is anyone else experiencing the same?

On top of that, sellers are asking to waive the appraisal contingency. Which means more up-front cash. :(
