Agree, I'm not very happy with PM.  First time ever used a PM after 14 years renting the house out.  Thought it would be a bit easier, but has been costly on small repairs I would do myself.  Since the house is less than 2 miles from where I live, I will go back doing the management myself, once year lease is up.  If the rental be property  was far away I would consider a PM.

That is the only time I know that it tripped.

Thank you.  Definitely will have to add that to the lease next time with couple other items.

Hello

 I have tenant who called the rental Management company stated the A/C wasn't working.  The rental company called A/C company and all it was a tripped breaker.  Cost is $75.00.  who do you think should pay for such an easy fix?
