You won’t get in trouble. I’m vague about it because they are some of my best tenants.  work reference and proof of income, former land lord letters.

You submit that signed contract to your lender and tell them the closing agency you will use and that will get the ball rolling. Next appraisal( scheduled by lender), termite inspection and home inspection( these 2 scheduled by you)can be scheduled.

In the end unlikely to do better than an index fund for the average American. 

I have not heard of that company and that website seems it was created in 30 mins.

Be mindful that sometimes you can't convert to a duplex if you change your mind down the road, zoning change etc. 

I have not encountered one scenario so far where doing voluntarily turning a duplex into a sfh makes sense $ wise, not even hud rental. 

2 nicely fixed units beat one. 

I'm eagerly waiting on others input here.

I think you are doing pretty well by yourself. 

Keep reading and expanding your knowledge, it is not always free but you can get a lot of books for 1000 bucks.
