@David M. Every flip will be in a different LLC, so not all the properties are under one LLC (rather be safe than sorry). Wasn't sure how to pay myself that way

I'm about to finish up with my first flip. I have it in a LLC, after I finish and sell it my accountant suggests I should open either another LLC or land trust to pay myself from. What do you guys do and what are your thoughts?

My current fix and flip is on septic, whenever the water is turned on water shoots up about 5 feet into the air in the neighbors yard. I’m gonna assume this isn’t normal? The neighbor hasn’t said anything but I’m not sure what to do from here or what the problem could be.

I’m almost done with the remodel of my condo I acquired a month ago. It’s a 3/2 1301 sq foot condo. I’m stuck between deciding to rent it out to a long term tenant or Airbnb. With Disney being sold out almost every day and Florida almost full open I feel like it might be the better option. It can sleep 12. 2 in the master, 4 each in the other bedrooms and 2 on a pull out couch. Does anyone on here have an Airbnb in Kissimmee? If so what have bookings been like lately? Are you semi booked, fully booked or barely getting any bookings? Do you feel like the Orlando market is over saturated? What’s your average price per night?

I just got a property under contract. It doesn't need much work, after I get it rented I want to cash out refi. I've read a few things saying it's hard to do a cash out refi under and LLC so should I just put the property in my name?

@Justin Hash I always bring my contractor when I go

Look at a property for the first time. If he can’t make it I take a million photos and measurements and send it over to them so they can write up an estimate.

When you send postcards and or letters out in the mail to potential off market properties, would do you usually include on your letters? I have an idea what I’m going to write on mine I just want to get an idea on how other people write theirs up as well. Thanks.
