Switch off the power breakers if you already haven't and unplug everything first! Don't turn anything on that is still wet. I forgot to unplug the stove and the stove-clock gave some error code and audible alarm. Hope it is salvageable.

We started putting things out by the road yesterday. We had to get the food out of the house first and had no way to separate it (no containers and no rooms by the road for separate piles). This morning, on the news they are displaying a graphic about how to separate your debris. Of course they are a day late and a dollar short. Now I feel bad about what's out there but am NOT going back into it to separate it. Just a tip... if you have the room and some way to separate your debris, you may want to do it. Good luck with your cleanup. I am going back out there to continue work.

I was about to rent out my condo with good cash flow and move back to my mother's house in Central. In fact, I was packing to move boxes on Friday. She is 83 years old and is a widow and could use the help around the house so it was a win-win and a way to begin my real estate investment career. Friday night my mothers house, which is located between Blackwater road and the Comite River, took on 4' of river water. She has lived in that house for 37 years and made it through several floods without the house taking on water. For that reason, she didn't even have flood insurance. She's with me now in my 3rd floor condo in a dry part of town. Funny how things work out. Hope you all are safe. We'll need a good contractor though, so PM me if you know someone who can get started quick.

I have a one bedroom condo I would like to rent out. I don't want to discriminate against people with children. I am unsure as to what the law permits. I think the old rule is two people per bedroom, but there has been some discussion as to whether the living room can be counted as a sleeping room. I honestly have no clue. Should it be written like this for a one bedroom condo?

"The Tenant agrees that the premises shall be occupied by

no more than _2_ persons, _1 or 2_ of

which are adults over 18 and _0 or 1_ of which are children under 18 years of age"

Hi Jason, I am brand new here too, but welcome to the forums! I live in Baton Rouge and work full time for the state as well. Did you get your license at day or night class, or online-only? Any school you would recommend? I was looking at Burk Baker...

Thank you for the reply!  I can rent the condo out according to the rules and they'll even manage i10% although I may want to manage it myself just to learn the business and save a few bucks. I do intend on going to the next RING meeting. I'll also check in a lot of courses before I make a decision. Again thank you all for your replies.  It's great to have a place to ask this question.

I am totally new to real estate and BiggerPockets. I have a condo and have been considering renting it out and moving home with my recently widowed mother to help out and to be able to afford another investment property. I am considering either buy and rent, or flipping the second property. I want to keep my current 40hr a week job for now, but that's about all I know. I am wondering if spending 400 dollars for an online real estate course, and then taking the test is going to be very beneficial to me. I do not have experience in real estate. Can one get a license and work nights and weekends in order to sell either independently or through a realtor? Is it worth it just for the general knowledge?
