Thank you Ali, your answer helps me get a clearer picture. For investing I am focused on cashflow. I think it would be better to start with a duplex. 

Hi, as an international resident interested in real estate investing in the US, with no credit or bank history there, I wonder if I could get a motgage over a  first property bought cash, in order to get leverage for a second property? Thanks

Our family resides in Guatemala and we are interested in investing in real estate in the US. I have the advantage of being a US citizen, but I´m unemployed; my husband, who provides the income for the family and could properly apply for a loan, is guatemalan. Any suggestions as to how we may apply for funding, in order to invest in real estate in the US? Which companies do you recommend which offer this service to international investors? Thanks for your help

@Jack Butala, could you please explain how does one go about this direct mail method?  I am currently out of the country, but I would like to invest in MN since I have family there.  How is the real estate market at this point in MN? Thanks a lot for your help.

Marcia, thanks a lot! I am also a stay at home mom for the moment, having a little bunch of young ones to take care of. I will definitely tune into the podcasts! I am eager to learn. 

As you mentioned, a lot of economic forecasts have talked about an upcoming crash in the US economy, like that of 2008. How will this affect the real estate market? Is it better to wait in order to buy? I suppose the properties will go down in value with less demand, but that may affect if I want to sell.  I suppose a lot of you in this forum understand this, as I hardly do, I would appreciate your insight.

Thank you Jennifer, I really appreciate your suggestions. I do have a SSN, but I have to learn how to use it. 

I was wondering if, when you open an account in the US, you are subject to tax? How does that work, when do you start paying taxes (minimum amount in the account, even if you´re not employed yet?) Since my husband is the only one working right now, I don´t know if he could open the account in the US, being guatemalan, non-resident.

Hi! I am currently living in Guatemala; although I am an american citizen, I have only lived a year of my life in the US. I want to learn about Real Estate investing, looking into a future source of income in face  of the possibility of going back to live in the US with my family. I am a housewife, although I graduated as a medical doctor, but neither my husband (also a doctor, guatemalan) or myself could start working in the US right away. 

One of the first things that come to mind is my need for building credit in the US, as a means of qualifying for a loan. I don´t know if our international credit card counts for some record in the US. 

My brother and sister live in the US at the moment, and thus I am pointing towards the Real Estate market around Savannah Georgia and Davis, California.
