Hey Tony,

   Welcome to BP and SW Florida. My wife and I live in the area and own a rental in Naples. We also just bought a new primary residence in Lehigh. Currently, we are looking for multifamily properties in Cape Coral, Fort Myers area. We have been traveling the country the last two years and are just getting settled back in the area. 

Here is one investing group that I'm going to check out that is called SWFL REIA, if you google that their website will come up. They do have a yearly membership but I think I'm going to try and attend one meeting (I believe they have a door charge for non-members) and see what they are all about. If that is a bust I might try and start a local BP group (if there isn't one already I haven't checked). Anyways, welcome and good luck.

Buy used, drive it till the wheels fall off. Wash, Rinse, Repeat

Benjamin, You can try calling the local VA office and they may be able to reach out to the vet and see what’s going on. If he’s a combat vet and received his service dog through the VA he definitely has someone there he talks too. They may be able to help out. Just a thought.

I’ve been using Cozy for over a year now and I like the ease of use. Pros: Easy to use Gives the tenant different options to pay. Free Cons: Takes a week at least to get deposit (free version) No app Scalability questionable All in all I’m happy with the system but I’m only using it for one property and question its scalability (for more than a handful of properties).

I don’t think you can go wrong with either choice. For my own home I would choose Quartz over granite but I think for a flip I would choose the more economical one.
I managed several properties for my father in law where we pay the water. We had almost the exact same thing happen. Outside hose was left partially on but tenants said it wasn’t them and they wouldn’t pay. Fortunately, we have it written in our lease that excessive water usage is the responsibility of the tenants. In the end we sent them a bill for the excess usage (which they didn’t pay). We paid the bill in full and took it out of their security deposit as an past due fee when they left.
“Each partygoer was charged $5 entry fee for the night.” My guess, this guy was on board with the party till it got outta hand. Then he tried to break it up but it was too late.

Thanks everyone for the responses. I’m actually in the process of obtaining my real estate license. I thought it might come in handy even if I don’t pursue that avenue.
