I've looked at a few deals in the Hudson valley , mainly westchester. between rent control and taxes I've opted for South East markets. Always willing to talk feel free to reach out .

whats the avg rent ? i look at numbers differently.plus 60k a door in orlando isnt bad. If it is indeed orlando that the property is in .  

Good afternoon folks, In my daily analyzing of deals i came across an interesting deal that i'm not sure how to project 5yr, 7yr, 10 yrs.  All 14 units are rent stabilized, and rents are significantly under-market. Now my question is how does one work around rent stabilized units (in NY)  to bring them to market if tenants are M-M , as well as how should you underwrite them for both short term exit and long term hold. thanks in advance!

Good evening BP family. So I'm still shopping around for areas that will meet my criteria for distressed properties in the north east. Now i do own and have been reading the new book on long distance investing. But i want to do Semi Local investing now to gain capital . Im looking for areas that could supply houses in the range of 30-80k before Reno and an arv of 120k + on these properties. With that being said any investors investing in areas in these states (ny ,ct,pa,nj) that fit these criteria?

What’s going on BP family I’m inching closer to pulling my first deal . My budget will basically force me to tackle long distance properties. Which I have no problem with. I’ve learned the invaluable skill of networking over the past few months so it will be that much more of a stream line process. My question is I’m going to do a flip and or BRRR depending on if I can sell or not. Can the house be appraised for much higher than the comps that are being sold due to the market? And in that case would holding be a better option?
