I need a Citifinancial direct email for an actual person in Loss Mitigation besides Dianne Whatley. I need an email but a Fax # would be a good backup. Or an email in the 2nd Lien Dept. may work to.

The property was purchased back by the bank, there was no bidders, there was no one even at the courthouse besides me. In Georgia we have a law office based system. The lawyers for the lenders handle everything, they run the ads and then show up any time they want from 10 to 4 on the first Tuesday of the month. The local government has no involvement at all. It is quite the racket the attorneys have built for themselves. In Georgia you can foreclose in 4 weeks and there is no redemption period. Getting through to one of these offices is close to impossible. I have made relationships with some of the lawyers who announce the sales at the courthouse steps. I called in a favor and I am pleased to say that an hour ago I faxed my offer to the lenders attorney and they said they will present it to the lender! Keep your fingers crossed.

Troy or Anyone help!,
I saw a house sell at the courthouse well below its value on Tuesday and I have been searching high and low for the lenders address. There are several companies with similar but differant names but I cannot locate the phone number and address of "Household Reality Corp.". I have tried deeds and liens (the assingment has not been recorded yet), google, white pages etc. Troy maybe you have this one since you are such a heavy hitter. I am new at this but I will give the only contact info I have accumulated so far from another deal. Add this to your REO lender directory:

Post: Buying non-performing paper pre-foreclosure

Does anyone have knowledge or experience of buying a note from a bank that is heading into foreclosure? For example a house is listed in the paper for auction, it is vacant, it has no mailbox, grass two feet tall etc., will any lender unload that non-performing note at that point? What kind of discount would you typically get? Can you keep the forclosure process going without delay or does it have to start over if the security deed is assigned? To remind people of my situation, I am looking for individual properties not bulk because that is all I can afford at this time. My friends think I am rich when I go to the auctions with $100K in cashiers check but on this forum I feel like a bottom feeder! :)

Under the old VA Foreclosure system where you had your key and bid online I ran across a fellow investor who had a portable generator in his pickup. He would hook it up and made sure the AC, Heater, etc. worked. Of course you could assume nothing works and lower your offer.

Hello Everyone,

Does anyone out there purchase houses direct from the lender after they are auctioned at the courthouse steps but before they are turned over to the Realtor? I have just started sending a fax and email offer letter to the lender the morning after the auction. I also fax the foreclosing attorney. I just started so I don't have results to share with the forum. If anyone is presently doing this can you share some advice or experiences with me. I am interested in individual properties that I can pay all cash for and not multiple million dollar bulk packages. Since I don't have multi millions!
