Post: Removing cat odor from concrete flooring

All, Against the rules of the lease, a tenant brought a cat into a home (New Brunswick, NJ area) and placed the litter box in an unfinished basement (concrete floor with masonry block walls).  The cat has been removed by the tenant, but I am now trying to find a company that will remove the odor.  Have received a quote from ServPro, but they will not provide any guarantee with their work.  Hoping the fine people on BP can recommend other companies that offer the service.  Thanks in advance.  George

All, I own an investment property (a condo) in Mays Landing, NJ and am considering purchasing a second condo in the same, Mays Landing, NJ area.  Since I live in the New Brunswick, NJ area (about 1.5 hours away from Mays Landing), I am considering using a property management company (PMC) to... you guessed it... manage the two properties.  The PMCs I have spoken with thus far want the tenants to mail the monthly rent payments payable to the PMC, the PMC would take a 10% cut, then EFT the balance to my bank account.  Some questions for this knowledgeable group... 1) Does 10% sound reasonable for condo management (it sounds excessive to me) when the condo association covers all of the outside maintenance?  2) Can you recommend a PMC that would handle a Mays Landing condo or two?  3) What are the services I should expect from a PMC?
