Under contract on a property and would love to get some recommendations for a trusted general contractor around Denver that can take a look at an inspection report to give some estimates on total cost for recommended repairs.

That's pretty much what I figured as well - can't imagine a realtor (or inspector) gets too far if they're referring poor work.

Our realtor suggested Call2Inspect as well so that's great to hear! Appreciate your insight!

Hello! Not sure if this is the right place for this question but my sister and I are submitting an offer on our first small multifamily and need some recommendations on inspectors around Denver, CO. We've heard not to go with the inspection agency your realtor recommends, but I tend to lean towards not buying into that. 

That said, just in case, we'd love some recommendations for home inspectors if y'all have any.

Thanks all! Yes, 1031 is the option I'm looking at but I see where the confusion is coming from! Left out some details there but in short my sister and I plan on selling some farmland passed down from our father to invest in other assets. 

Definitely a lot to learn still but the advice and outreach so far has been great, really appreciate it!

Hi all! I'm looking to invest in my first property in Denver and would like to acquire a small multi-family (3-4 units), live in one of the units and rent out the others. The desired area is next to a university and a hospital, and only about 15 minutes to downtown Denver. I'm open to other areas as well, but based on what my realtor friends say about where I live now makes we want to get my foot in the door here. 

While the market in Denver seems to be solid, and everything I find in my research seems to confirm that, I'm unsure of what the rental market is like and for what demographics (family, students, traveling nurses). Since I'll be living in one of the units, my personal preference is to find something on the newer side, which would likely mean higher rent/unit but I'm worried the higher price point would limit the tenant pool. 

I'd like to net at least 6% each year, and the higher end units seem to get me there whereas something like the place I rent and live in now (duplex) are somewhere around 2-3%. I might be overthinking things but how do I analyze a property that has multiple types of renters in the area? Is it all about how I market the units? Should I stop thinking about who would rent the units and focus on the numbers?

Essentially, I find myself in analysis paralysis when looking at properties. Some seem great for me, some are great for students, others great for a family, and some I just don't know. 

I want to be thorough as this is a big step for me, but I also don't want to stop myself from a great investment because I overthought it. Any advice?

Hello! 

My name is George and I'm looking to learn more about the real estate market in and around Denver with a focus on finding a small multifamily property (3-4 units) to live in and rent out the other units for passive income. Professionally, my background is in software sales but my overall goal is to transition full-time into real estate investment / rental property management

I'll be looking to acquire my first property via 1031 at some point this year. My hope in joining this community is to learn more from others with experience, get a better understanding of the real estate / rental market as a whole, learn best practices when considering an investment property, get recommendations on educational material, and make professional connections along the way. At some point I'd love to share anything I learn as well, but very much in the beginning stages of educating myself. 

Anyway, glad that I came across this community and I'm excited to get started!
