I’m in the St. Louis market and am having a difficult time finding banks to refinance (Brrrr)

On single families under 100k

Most of the banks and credit unions I’ve called and spoken with all have minimums of 125+ on value of property.

I’m investing in areas that rent well, but values just aren’t there.

Any help would be appreciated!!

What are some of your requirements to renting out a SFH ??

Just curious.

Here’s a list of some of mine.

600+ credit score

No smoking.

No pets.

6 months of work history.

$1000 security deposit.

Make 3x rent in verified monthly income.

12 month lease with option of 24 month at signing.

No eviction in last 5 years.

What are the requirements for getting my rental house approved for section 8 tenants?!

Been being asked if I accept vouchers and I’m seeing some value in being able offer this.

We always remove ceiling fans.

Unfortunately I’ve learned that it’s an added expense with no appreciation added to overall profit.

But I’m talking about single families in the 50-70k value range.

If I had more expensive homes I’d most definitely keep or add ceiling fans in the bedrooms.

What would you say your number 1 piece of advice is for staying focused?

I tend to stretch myself too thin and end up with many loose ends.

Saw this post and figured I’ll jump in.

I would love to connect with local like minded investors. I’m new to this investing as well and find it difficult meeting other like minded people, the vast majority of people I’ve tried to connect with are usually trying to sell me on their program lol.
