Thank you. It looks like Condo is the best way to go since he's just looking for a place to live. I think a house would be far outside his reach bc he'd have to do major Reno, which he doesn't have the cash for.

Trying to determine if a friend should purchase a condo or a house in Long Beach.

He's looking for a 2 bedroom place with a price limit of about $500K (that's under the 1).

For any Long Beach, CA people, what advice would you give him?

I’m currently in the process of trying to paint my investment property and I just realized that it’s a lot harder than I thought to pick a color.

Does anyone have any suggestions for paint that’s white and easy to clean (eggshell I’m assuming)?

My house is a 3/2 and is down the street from a middle/high school so my target tenants have kids.

@Rohan D. thanks! My only concern is figuring out the exit strategy because it seems so scary. But I definitely think I'll be able to find a way. I'm definitely doing SFH with hands off investing.

I didn't even think of Age of homes! Thanks for that tip!

Hello everyone,

My name is George and I bought my first house in 2015 in Sacramento, CA and then moved to SF/Oakland. Fast forward to the pandemic when I was unemployed, I wanted to sell my house to survive but thankfully stumbled upon Rich Dad, Poor Dad which lead me to find BiggerPockets and I’ve been consuming the podcast and YouTube channel ever since.

I recently just completed a cash out refi of my house and am looking to start becoming an investor in the great state of Indiana.

I’ve pretty much dedicated my whole life to “being able to do everything by myself” but I’ve come to realize that that’s not how life works. So I’m excited to become very active with the community and learn from other people.

Any tips or advice are very welcome and I hope to reciprocate with some knowledge in the future.
