Thanks Aaron. I was actually referring to a comparison of 2 types of MFH deals. The difference is in the structure of the physical property. On the one hand, you have a single building with multiple doors. On the other hand, you have a collection of individual homes on one area of land, each with their own door, roof, foundation, etc.. 

I understand that the lending on them is similar between both examples, as long as it is 5+ units, of course. I am curious about any differences in management, expenses, risks, etc..

Again, much appreciation from all the responses. I have been pursuing both active deals and passive syndicated deals since I last posted. I think the take away from everyone's collective responses was to find the right balance if a doc wants to keep practicing medicine alongside investing. And that most practicing docs lean toward more passive deals.

I’m curious to know what pros and cons, pearls and pitfalls exist for 10-15 unit MFH deals that involve a collection of individual houses from one development... as opposed to the apartment building type of MFH. Thanks BP.

@Shiloh Lundahl Thanks! I'll check it out and follow up with any discussion points here. 

@Mike Dymski I can see some combination of the two being important, and likely the best way going forward. My thoughts on passive only, is that a portfolio of properties isn't being grown. And I see true long-term wealth as something you actually own and can pass on. 

On the other side, I wonder if any surgeons have had to consider adjusting their amount of clinical practice due to their involvement in active deals. 

I'm sure I'll find the right balance for me. But I'm just curious in the experience of others.

I'd consider both. I am becoming more interested in passively funding deals. But even with properties I look to buy and hold, I would hope to use a PM for the most active part of the projects.
