 Great feedback and advice ,,  Those two first steps are must of the time skipped and not even consider..  I do think it does apply more on the developing and scaling the businesses , that those  two need to really be nailed down .

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $295,990
Cash invested: $60,000
Sale price: $409,000

What a rollercoaster ride! Dealing with nightmare sellers, including a dog left unattended for days, a break-in, and hidden foundation issues sounds like a real challenge. Not to mention dodging code enforcement for three whole months! On top of that, dealing with neighbor disputes among my workers was a bit tough. But hey, despite the bumps along the way, it all turned out well in the end. I managed to turn this chaotic situation into a nice house. Kudos to resilience and determination!

What made you interested in investing in this type of deal?

IT was challenging

How did you find this deal and how did you negotiate it?

We got it through our wholesale company ..

How did you finance this deal?

A combination of hard money and private money

How did you add value to the deal?

We HAD ( MUST) take down one bathroom that didn't make any sense and combine with another one and make it bigger. Then Take down a wall that will open up to a bathroom on a studio the previous owner made,, and reconfigured that bathroom . Fixed floor foundations and rehabbed intired home..

What was the outcome?

Came out pretty good

Lessons learned? Challenges?

Follow instinct that also go along with budget , if I have an instinct and i have the budget, DO IT , and don't be cheap .. in the long run it will make the house sell fast

no, I am licensed

2nd I am super bias with this cos in my years of experience I think the Fastest way to get results on wholesaling Is to work with someone that is already established in  your market. That topic is the most underrated subject  among the gurus..  

Working with a wholesaling company Benefits:
They will pay you to learn ( Basically)
Dont need to deal with Marketing , accounting , administration , etc, and you will get pay a portion of equity... 
On going training on negotiation and market understanding .. 
in some companies they make you get your RE license so , is a plus you could maybe triple deep, acquisition fee, disposition fee and then list it for your investor... 

Lastly ,  Based on my experience . if you are hitting up 100 pips and maybe contacting 50 or 30 , maybe the approach and sales skills might need to be tune out..     so you could double check on that , PS (we all need to know and learn more, always room)

I'm trying to find those rare deals that are very undervalue. For a flip I want to net min 30% ROI. And for a rental I want to hit a minimum 15% net ROI annually. some people think my numbers are unrealistic but I know it's not impossible. I just need to figure out how to find these deals.

I wanted to see if anyone has been in my position. I’m a young investor and sometimes it’s easy to become impatient or frustrated. I also invest in stocks but I missed the  opportunity with Bitcoin and NVDIA. I wish I could go back in time. Now I try to keep my eyes wide open and look for opportunities whether it be real estate, stock market, or something else. 


 Go to local events and meet some good local wholesalers.. Make sure you see if they are getting the leads directly through their own marketing or through daisy chain..     Direct with seller (Through their own marketing)  they typically have more control of the seller and also more often have a reputable title company the usually work with . ..   Or type in sell house for cash , fast etc..   on google and  then call the company  and tell them you are a local buyer .. give them your criteria ..   ( now you may think, I dont want to leave money on the table  if I can do my own marketing)    My suggestion is to leverage from others first , you might be loosing more by trying to figure out than just pay an assignment fee..  I think  you can do both at the same time..
