Post: I'm done with Wholesalers, I'm taking it in house... Suggestions?

Mr. Pierce,

Even though I am a wholesaler myself, currently, I can certainly understand where you are coming from. Around our area (I am in NOVA, Manassas Park to be exact), as you know, the homes up for grabs are anywhere and everywhere.

My mentor in this business, is actually a wholesaler himself, and does quite well. I think what sets him apart from the rest, is he views himself and his company as the end buyer. He really networks with his buyers to find out what exactly they are looking for, and goes after those types of properties.

I know most wholesalers and Bird Dogs only look at the smaller picture which is "how much money can I make off this deal".

One well known wholesaler that I follow is Steph Davis from Tampa Florida, and one thing that I learned from her, and a few others, is you will get rich on skinny deals when you are not real greedy.

I have had several investors state that they dont care what I make, as long as the numbers work for them to get the profit they seek. Whether I am making $2,000 or $10,000+.

I feel the wholesaler you dealt with, messed up. Yeah, he made $50,000 but he probably screwed up a chance to have much repeated business from you.

Hopefully the next deal between you two (if there is one) is better than the last.

My apologies. I see now, that I forgot to add a bit to my original post. Will update that soon as I reply to your comment.

What it meant to say, that I recently got back into RE Investing, doing wholesaling for now, after taking several years off.

When I was in RE Investing years ago, I dealt with Seller Financed Paper aka Cash Flow Notes. Unfortunately, the reason I had to take a step back, was 90% of the investors I had, were all switching to REOs, Rehabbing, etc. Areas that I was un familiarized with.

What I have found out now, is that Wholesaling is really no different. Only difference I have noticed so far, is that instead of brokering notes on properties, you are connecting buyers and sellers of real properties.

For the last few years, I have been following a few wholesalers who are very much active in the industry, closing deals, and making good, decent money.

My mentor right now, closed a few deals every month, and is working with several contractors to launch a new development company by the end of the year.

I knew a little about wholesaling back then, and to be honest, there might have been a few new added or tweaked techniques, but for the most part, I dont believe it has changed a lot.

Thanks for the welcome. Looking to hopefully use this site to connect with cash buyers in the areas I will invest in, as well as title companies, and whoever else that would be good for the team.

Hey everyone, my name is George Beale. I am the Chairman & CEO of VIP Property Group LLC. I just recently got back into wholesaling, after taking several years off to build a local junk removal company.

For now, I will be doing wholesaling, and then moving into other areas, as time goes on.
