It's an 8 Plex but it's technically two 4 quads so maybe I could do residential?

Good point. The bank can do 80% but the brokers can only do 70%, which lowers the return a bit.

I added a little more color to my original comment - it's fixed rate for 5 yrs and then the standard refi. He's charging half a percent for origination vs 2% (1+1) in tbe case of the broker.

Thanks guys for that feedback. I have a pretty good relationship with a local banker as well. However he's at around prime + a quarter with a half percent underwriting fee. The brokers are at around 4.3-4.5 with an additional 1% of origination on top of the 1% underwriter fee. Assuming a 500-600k loan, do you think the rate diff will cancel out the $5k closing cost?

Looking to do my first MF deal, but there seems to be a wide variance in rates - anywhere from low 4s (brokers, but charge an additional closing cost) to high 6s.  Where are folks finding the best combination of rates and closing cost right now?

Hi everyone. I've been invested in SFRs since 2013 but am looking to get into my first multifamily deal in Houston (I'm based here) and was wondering if there are likeminded individuals in similar position looking to partner up. I know recession is around the corner but I figure if the numbers are right and I have a long term mindset, its a good time to get in still.

Wow someone requires $300 a door after PI? That would be a SUPERB cashflow - never sniffed something like that in my area lol.

Newbie question - Is cash flow per door calced before or after PI?
