Bevla Reeves The flip market in Houston is solid. Ultra-competitive, but it wouldn't be that way if the market wasn't producing. I've been flipping/investing in Houston since 2013.

Joel Florek First off - nice work!! I've been flipping homes, and started wholesaling recently as well. I would really love to build a rental portfolio with some properties like yours, but all of my cash is tied up in flipping and marketing. I would love to hear how you did what you did. Mark Graziano You should really check with your attorney. It's great that everyone is offering solutions, but just because something is legal in one area does not make it legal in another. Check with your real estate attorney. If you haven't already befriended one that will give you bits of advice and help at no charge, then you should really try to make one of those connections. It will save you major time and money, as well as spare you a lot of pain! Good luck!

Run away my man...run just as fast as you can in the opposite direction. Properties - investment or otherwise - in high crime areas are bad news.

Sean Youngberg I'm into my second flip, but I bought and rehabbed hundreds of properties for a large investor before going out on my own. With regard to the electrical - I've found that any mechanical issues (electrical, plumbing, etc...) are pretty scary for home buyers, and will likely impact their offers significantly. You've already fixed the box, so adding a ground wire won't be terribly difficult or too expensive more than likely. I've added ground wires too many homes, and it was never too bad. The great thing is that while mechanical issues that need to be addressed are usually pretty big "cons" to home buyers, when you fix them, they become even bigger "pros" to the same buyers. Good luck man....sounds like you're working a pretty sweet first deal!
