 Honestly I didn't want anything to do with the rentals in the first place. I'm all for selling it.

A update I text messaged the tenant. Explain my mother has passed and they were 2 months behind. That I did not want to start the eviction process due to it being Christmas time and just a shity thing to do. I have asked them to move peacefully. They have responded stating they would move peacefully asking for 60 days to get a new place and move. I have granted them their wish and requested they keep me updated. Which they replied they "definitely will". This may be the start of something good for my family of four. Definitely a life changing event due to my unemployment currently.

 Unfortunately no attorney. I did go see one. But honestly I cannot afford one. I was low income to start with. Then I lost my job 3 months ago Giving my mother end of life care. I barely have a vehicle.. what do you mean a "pm"?

@George Jetson  You need to file for eviction and notice to terminate the lease if your mom hasn't done anything.  I would get a lawyer and do both immediately.  Yes you are probably going to have trouble, are these long term tenants for your mom? If so she might not have been up to the task of terminating them but you need to be and it may take time.  Regardless of how good a tenant was once they stop paying they can and will bleed you dry.   


 They started tenancy in Nov 2019. The lease expired Nov 2020 they have been on a month to month since and just about every month they have been late and ended up paying late fee. Now I haven't seen or heard from them since Sept 2023. At this time it appears i need to send a "seven day notice to quit"
