I can't thank you enough for the great reply to my post. After reading your post, you obviously are man to learn from. I am humbled.

Make gross was 160K and taxable was 130K (30k in marketing).

Love your analogy of the doctor. That is correct. (They don't switch professions after they get bored).

My plan.......
Yes, I do have a plan with all this wholesaling. Exactly what you mentioned: Flip to build the capital then reinvest it into long term rentals and maybe lend it as hard money. I have never made such money this fast and with the amount of effort that I have put into it. I love this business!

I have managed my living expenses and overhead to the max meaning both cars are paid, no credit card debt, mortgage is very small, and I don't spend much. I truly reinvest everything in the business or just pay off my mortgage by making 3 and 4 times the amount due every month. So there really is nothing left to reduce!!!! Man does that feel good!

John, I want to make as much money as I can flipping and then reinvest it into commercial properties or something like that. I want to live off rents and then if I want to flip or not, than I can do so or not. It won't be a mandatory thing but an option. That is the objective!

I will keep doing what has been working but I will tell you that I do agree in that I need to add new marketing techniques concurrently with what I am doing.

I wanted to pursue divorce leads and REO leads. I noticed that you replied in my other post that you pursue REO. I would love to know how is that I start getting REO agents to work with me? This is nothing that I know about. Please tell me. Is there a course out there that teaches it? Do you have a course?!!

Please let me know.

Yes I am in JAX as well as other areas............Did you look me up? I am surprised you found out? (LOL)

Your info has been valuable and much appreciated. I know it is a challenge to do it long distant.

I never thought about getting RE connections via title companies though. GREAT POINT! I will pursue this avenue.

I know it can be done long distant but it is more challenging and not as convenient.

Can anyone tell me how to get divorce leads?

I heard you can get them via the courthouse but is there a way that I can get them online via a service or something?

Hello All,

This is my first post in this forum and I want to thank you all in advance because I have found this RE forum to be one of the best! You all talk about real topics and the wealth of info here is awesome!

Anyway, to let you know, I am celebrating my first year anniversary this month and I have made a modest income (160K). While I am happy with the results, I want to change my business model to where the business comes to me as opposed me chasing the business.

What do I mean? Well all I do is wholesale properties. I wholesale properties 600 miles away in the same state and in another state other than where I live.

My business model is strictly direct mail. I send about 2-7 thousand direct mail pieces out per month. They hit a 800 hotline and then I call the motivated sellers. Simple and effective.

Well, in the long run, I can see that one can get:

1) burnt out
2) bored

I know that there is a better way! I hear of some investors that don't send any mailers out where the deals come to them from reo agents, banks, lawyers, realtors, others investors, etc. That to me is the real way to build a business in this game.

Since I wholesale long distance, building relationships with banks, lawyers and reo agents can be a real challenge being that fact that I cant schmooze with them in person . I really don't know if I can do it. I guess I need to try. I don't practice real estate in my hometown because the market inflated so quickly in such a short time that it has become one of the worst markets to be in.

Can anyone tell me how I can go from sending mailers every month to having the deals come to me via multiple sources long distance?

How did you do it?

Where do you suggest that I start?

Or am I going to have to wait till my market gets better to start practicing in my hometown?
