Hi Ryan,

I own a home in East Palmdale and am currently renting 3 of the 4 bedrooms. I have been in this property for 2 years and I have had 9 different tenants so far. I've only had 1 bad egg so far but he was not problematic when I asked him to leave. 9 is a lot of tenants in two years but the majority of them have been upfront with me that they need a place for 3-6 months while they either save for a home of their own or leave Palmdale all together.

As far as tenant screening services, I have never used any personally. I would attribute my success with tenants with being diligent during the screening process. If you haven't done so already, I would highly recommend you check out Brandon's guide on tenant screening, found here: https://www.biggerpockets.com/blog/2013-01-27-tenant-screening and also check out Graham Stephan's YouTube video on his screening process here: https://www.youtube.com/watch?v=hS8lIrzEwv0.

Best of luck to you!

Hey Everyone!

My name is George M. Gutierrez, currently residing in Palmdale, California. I'm a complete newbie to real estate but after discovering BP about 2 months ago, I have been so inspired and decided to begin taking steps towards building my own real estate portfolio.

A little about myself - I work as a software test engineer for Akana (Perforce is our parent company). I purchased my first and current home in Palmdale back in June 2017. Like a lot of people, after moving in I caught the HGTV bug and just wanted to do as much DIY renovation to my home. It's something I do genuinely enjoy doing as I like to work with my hands and my love of learning new things.

I came across BP one night while watching a YouTube video on personal finance. The content creator had mentioned BP and how great the podcast is - especially the early episodes. So I decided to start listening to the BP podcast starting from episode 1 and have been hooked ever since - currently on episode 30. I've also purchased 4 of the books published by BP. Just finished my first one (The Book On Investing in Real Estate with No (and low) Money Down) - soo good!

After listening to some of the podcasts and doing some research on the different real estate investing strategies, I've decided my goal is start investing by adopting the BRRRR strategy with the occasional flip to build some capital - and also because I believe I would enjoy it. So if there are any BP members out there investing in or near the Antelope Valley or San Fernando Valley, I'd love to connect!

Looking forward to being part of this amazing community!
