Are these strategies still worth the approach for a first timer?

Anybody have any experience or advice?

My son and I attended one of Richards live webinars a few months ago when my son had stumbled across one of his posts on Instagram from a friend sharing it with him. We're also from the south Florida area, so it's nice to see someone who's familiar with our market show how they made something of themselves for him and his family and be able to travel the world.

We've reached out and spoken with him a few times for his free guides and resources on instagram, he's been very kind and responsive, we are excited and looking to enroll in his 5 day real estate masterclass coming up in January

There are so many factors to consider when looking to purchase an investment property for the first time.

What should be my highest priorities in what I should be looking for?

Is right now a good time to buy?

Not sure if I am doing this right since it's my first post on here, but I am just starting out and looking to invest in a deal with my son here in South Florida.

I've been told Apartments, Condos and pretty much anything with a HOA fee associated is not the ideal move.

I already have a primary, this is really more for investment. Should I have my son "house hack" and have others pay their portion of the rent to pay off the mortgage?

Any ideas or advice would be appreciated!

Hey EZ, I'm curious to know why the big leap to Cleveland from Arizona. Are you seeing good deals in Cleveland that are worth commuting that far for?

I'm in South Florida and I'm even hesitant on looking for deals upstate cause I don't have a team thats local to those areas

 I appreciate your take and the caution, I've been questioning this strategy for some time now in getting started
